A beautiful rendering is only the beginning. The project still has to fit the property, comply with applicable rules, and be practical to manufacture, power, mount, service, and eventually remove.
Lease language, landlord sign criteria, approved locations, mounting methods, colors, electrical access, and restoration obligations.
Zoning, sign permits, building review, electrical review, engineering, setbacks, sign area, height, illumination, and any special district rules.
Materials, structural attachment, electrical supply, equipment certification, access, installation equipment, warranties, servicing, and actual field conditions.
These approvals overlap, but they are not interchangeable. A landlord can approve something the city will not permit. A city may approve a sign that violates a shopping center’s tenant criteria. A drawing may satisfy everyone on paper but still require changes when the installer discovers steel, electrical, access, or mounting conditions that were never verified in the field.
Before paying a fabrication deposit, determine exactly which approvals have been obtained, which remain outstanding, and who carries the financial risk if the design has to change. That single clarification can prevent one of the most frustrating disputes in a sign project.
Does my lease allow this exact type, size, location, and illumination?
Do not stop at a general clause saying tenants may install signage. Commercial properties often have a separate sign package, tenant design criteria, shopping-center criteria, or architectural standards that control details far beyond the lease’s basic language.
These standards can dictate channel letters versus cabinets, individual letters versus raceway mounting, allowable colors, logo proportions, letter height, illumination, placement on the storefront, return depth, transformer locations, and even the amount of wall area a sign may occupy.
Is this really my sign space to use?
Multi-tenant properties can have more limitations than the storefront itself suggests. A tenant may have rights to building signage but not to the monument sign. A monument may have a fixed number of tenant panels. A corner tenant may not automatically receive signage on both elevations. A shopping center may reserve pylon positions for anchor tenants or tenants above a certain square footage.
The same issue can arise with directory signs, rear entrances, drive-through signage, window graphics, parking-lot directional signs, awnings, and temporary promotional signs.
Which mounting methods can be used on the building?
Two signs with nearly identical faces can require very different installation methods. Individual channel letters may require multiple wall penetrations. Raceway-mounted letters can consolidate electrical and attachment points. A cabinet, blade sign, awning, or dimensional-letter installation creates its own attachment requirements.
Building owners may restrict drilling into certain surfaces, prohibit penetrations through waterproofing systems, require attachment to structural members, or mandate a raceway to reduce penetrations. Historic or architecturally controlled properties can add another layer of restrictions.
Who pays to remove the sign and restore the building later?
Sign planning should include the end of the lease, not just opening day. Commercial leases frequently place restoration responsibility on the tenant. Depending on the installation, removal can leave anchor holes, electrical penetrations, paint shadows, faded wall areas, raceways, patching, or damaged façade materials.
Monument and freestanding signs may create additional questions involving tenant panels, foundations, wiring, landscaping, and ownership of the sign structure itself.
Which approvals are required before the sign can be fabricated?
In many communities, permanent business signs require a sign permit. Depending on the location and project, additional review can involve zoning, planning, building, electrical, historic preservation, architectural review, a development district, a downtown commission, or another authority.
Even temporary signs and banners can be regulated. A business should also distinguish between permit issuance and final inspection. An electrical sign may still require electrical inspection after installation.
Which code limits actually control the design?
Local sign regulations can control much more than total square footage. Depending on the jurisdiction and zoning district, a business may encounter limits involving sign area, height, number of signs, setback, wall coverage, projection from the building, mounting height, illumination, electronic displays, animation, change intervals, brightness, landscaping, and proximity to other signs.
The method used to calculate sign area also deserves attention. The allowable area shown in an ordinance may not translate directly into a simple rectangular sign face, particularly when individual letters, logos, irregular shapes, multiple sign faces, or tenant panels are involved.
Does this project need engineering or additional construction documents?
Larger wall signs, projecting signs, pylons, monuments, pole signs, and other structural installations may require more than a rendering and dimensions. Building-code provisions can require construction documents showing materials, attachment details, loads, stresses, anchors, and other structural information.
Wind exposure can become particularly important for freestanding and projecting signs. The physical forces on a sign face increase dramatically as the sign becomes larger, taller, or more exposed.
Is there an existing sign condition that reduces my available options?
A property can have existing signs that were approved under different rules, a master sign plan that allocates signage across the development, or a legally nonconforming sign that cannot simply be replaced with any design the new tenant chooses.
Redevelopment, façade renovations, tenant changes, sign replacement, or alterations to an existing sign can sometimes trigger additional review. The safest assumption is not that a previous sign establishes permission for an identical replacement, but that the current proposal should be checked against the rules that apply to the property.

Does the quote include everything required to get the sign operating?
“Fabricate and install” can mean different things from one proposal to another. Some quotes include permitting and installation but exclude permit fees. Some include the sign’s internal electrical components but stop at the point where a licensed electrician must provide the branch circuit. Others exclude concrete, engineering, traffic control, lift rentals, roof access, patching, landscaping repair, or removal of an existing sign.
The easiest comparison between competing bids is not the bottom-line number. It is the bottom-line number after every required item has been placed into the scope.
Which materials, lighting components, and certifications are being supplied?
A sign proposal should be specific enough that the buyer understands more than the finished appearance. Exterior signs live in heat, cold, sunlight, rain, wind, humidity, dirt, and vibration. Materials, finishes, LEDs, power supplies, cabinets, faces, sealants, fasteners, and electrical components all influence long-term performance.
For electric signs, recognized safety standards and electrical requirements are part of the conversation. UL 48 is a major standard for electric signs, and electric-sign installations interact with National Electrical Code requirements. Certification can also distinguish equipment intended for dry, damp, or wet locations.
Has someone verified the building and jobsite instead of relying only on drawings?
A site survey can expose problems that photographs and architectural drawings miss. The installer may need to verify wall construction, parapet depth, structural members, electrical access, existing circuits, hidden raceways, sign-band dimensions, obstructions, grade changes, underground utilities, landscaping, crane access, parking limitations, and the actual viewing angle from the road.
This is particularly important when the sign is replacing something installed years earlier. Existing holes and electrical feeds may appear reusable until the new design is compared with their actual locations and condition.
Who absorbs the cost if approval fails or field conditions force a redesign?
This may be the most important question on the list. A project can change because the landlord rejects a detail, the permitting office interprets the code differently, engineering requires stronger attachment, electrical service is inadequate, or a field survey uncovers a condition that was not shown in the original drawings.
The contract should make the sequence clear. Ideally, major approval risks are resolved before irreversible fabrication begins. When fabrication must start earlier, the buyer should understand which changes are included, which trigger change orders, and whether deposits are refundable if the project cannot be approved.
A few projects need one more compliance conversation
Exterior business identification is not the only signage that can be part of an opening, remodel, or tenant build-out. Interior signs identifying permanent rooms and spaces can have accessibility requirements involving tactile characters, Braille, character style, contrast, mounting height, and placement near doors. Directional and informational signs can also be subject to accessibility requirements.
Company names and logos are treated differently under the federal accessibility standards, so an exterior logo sign should not automatically be treated like a permanent-room identification sign. The important step is recognizing when a larger sign package includes restrooms, permanent rooms, exits, directional information, accessible entrances, or other regulated elements.
Digital displays introduce another issue beyond ordinary sign permitting. Electronic displays sold in the United States can be subject to FCC equipment requirements because improperly compliant equipment may create radio-frequency interference. Ask the supplier for the applicable equipment compliance documentation rather than assuming every imported LED display meets the same requirements.

The point where fabrication should pause
Final design, dimensions, landlord approval, permit path, site conditions, scope, and major technical requirements are documented.
Examples include an unresolved mounting detail, pending electrical verification, uncertain engineering cost, or incomplete landlord comments.
Beginning irreversible fabrication at this stage can turn an unanswered question into an expensive change order.
A bid that excludes permitting, engineering, electrical work, removal, patching, lift equipment, concrete, or field modifications can look dramatically cheaper than a complete proposal. Compare scope before comparing price. Two companies may be quoting very different versions of the same project.
